How we found you. Property ownership is public record — county offices publish who owns what, the acreage, and a mailing address. It's the same information a neighbor or a title company could look up. We write to owners of vacant rural land who might be open to selling. We haven't visited your property, and we don't know anything about you beyond what the county publishes.
Our offer is below retail, and here's the honest trade. We pay cash, buy as-is, handle the paperwork, and close quickly — and we take on the risk that a parcel turns out harder to sell than it looks. Listing on the open market can bring more. It can also take a year or more, and some rural parcels never sell at all. Many agents won't take small land listings, plenty don't know raw land well, and commissions on cheap acreage often run well above the usual residential rate. If holding out for the highest possible number is what matters most to you, that's a fair choice to make with clear eyes. If certainty and speed are worth more, that's where we fit.
No pressure, and no artificial deadlines. Our offers do carry a validity window — usually about 90 days — because land values move and our funds get committed elsewhere. That's a practical limit, not a countdown aimed at you. If your letter has gone stale, reach out anyway and we'll take a fresh look. We won't chase you, and we won't call unless you call us first.
How it works
- We send you an offer. A one-page letter with a specific dollar amount for your parcel, based on recent sales of comparable land nearby.
- You decide. Accept it, ignore it, or write your own number on the form and mail it back — there's a line for that on the letter.
- We check the details. Once you accept, we confirm the deed, the tax balance, and that the parcel is what the records say. If something turns up that changes the value — a title problem, back taxes we didn't know about, access we can't confirm — we'll tell you, and we may revise or withdraw the offer.
- We close and pay. Usually by direct deed transfer, or through a title company when the parcel calls for it. You pay no agent commission. There's a modest recording and document fee, and we'll walk through exactly what it is before you sign anything.
